The First Home Owners Grant (FHOG) is a government funded initiative designed to help first home buyers realise the dream of owning their own home. In short, if you are buying an established home, building a new home or purchasing a newly constructed home that has never been lived in, First Home Buyers will receive a $7,000 grant. There is a cap on the total value of the house and land of $750,000 to be eligible for the FHOG.

First Home Buyer Stamp Duty Concessions
In WA First Home Buyers also receive stamp duty concessions when purchasing a new or established home as follows:

  • Established Homes or House and Land Packages to the value of $500,000 pay no stamp duty
  • Established Homes and House and Land Packages over $500,000 pay a reduced stamp duty rate
  • Vacant land to the value of $300,000 pay no stamp duty (must have a signed builders contract)
  • Vacant land over $300,000 pay a reduced stamp duty rate (must have a signed builders contract)

First Home Buyers $2,000 Assistance Account
This scheme provides a grant of up to $2,000 for the incidental expenses of first home buyers when they purchase an established or partially built home through a licensed real estate agent. The maximum purchase price criteria for the Home Buyers Assistance Account is $400,000.

The scheme is funded from interest paid on real estate agents' trust accounts. The grant can be used for - registration fees, solicitor and/or conveyancing fees, valuation fees, inspection fees, establishment fees, mortgage insurance premiums and lending institution fees associated with lodging the application.
